    摘要:

    在房地产评佑中运用市场比较法时,如何在多个备选实例中选取与评估对象最相近的可比实例呢?本文针对此问题探讨了运用模糊识别的数学方法来处理这一问题。首先,介绍了模糊模式识别的有关概念;其次,讨论如何建立房地产评估选例模糊模式识别模型,包括其概念、具体因素指标数量化体系及用最近贴近度原则选取可比实例,最后,以应用举例来验证该模型的可行性和科学性。

    Abstract:

    When the market comparison approach is operated in real estate appraisal, the puzzle, how to select the most similar instances in many comparable instances, is confronted. In this paper, how to apply the fuzzy pattern recognition to solve the puzzle is explored. This paper has threefold: 1) to review and introduce some conceptions about the fuzzy pattern; 2) to discuss how to establish the fuzzy pattern recognition's model for selecting comparable instances and 3) an example is used in the model to testify it's reliability and scientific nature.
