    摘要:

    城市化水平是衡量一个国家经济发展程度的重要标志,人口比例指标是最常用的城市化测度指标。随着城市化进程的加快,必然带来房地产投资的增加。文中利用格兰杰因果分析法(Granger Test of Causality),对我国1986-2003年间城市化进程和房地产投资增长作了实证研究。研究表明,目前我国房地产投资和城市化水平都处于不断上升阶段,房地产投资增长速度快于城市化增长,两者均保持相对平稳上升的趋势,且具有一定相关性,相关系数为0.205,具有相互促进的因果关系。

    Abstract:

    The population proportion index is usually introduced to measure the level of urbanization, which is an important index to the national economy. The fast development of urbanization would inevitably cause the increase of the investment in real estate industry. Introducing the Granger Test of Causality analytical method, in this paper the relationship between the level of urbanization and the investment in real estate industry from 1986 to 2003 in China is analyzed. It reveals that both of them are on the stage of constant up - rising, and the correlation index of 0. 205 shows that the relationship between them is a mutual promoting causality.
