    摘要:

    住宅产业是我国国民经济新的增长点和消费热点,有着巨大的发展潜力。但是,我国住宅商品市场发育不完善,存在着开发水平低,功能质量差,建设资源浪费严重,功能与价格偏差过大,空置严重等不良现象。国家迫切需要采取一系列措施来解决这些问题,进行商品住宅经济性评价正是最为有力的措施之一。本文就进行商品住宅经济性能评价的意义,原理,方法进行了探讨,对于推进我国商品住宅性能认定工作具有积极的意义。

    Abstract:

    The housing industry, as a new economy growth point and hot point of consumption in our national economy, has huge potentials for its development. Because of the underdevelopment of the commodity housing market in our country, there are some unhealthy tendencies, such as low level of development, poor quality of housing, waste of resources, large deviation between housing function and its price, and so on. So there is urgent need to take measures for avoiding these unhealthy phenomena. It is one of the strongest measures to evaluate the economy of the commodity housing. In this paper the meaning, principle and method of the evaluation on economy of the commodity housing were discussed. It will play a positive role to promote spreading this work.
