    近年来,我国房地产业发展势头迅猛,房价一路攀升,国内部分精明投资者将眼光瞄准升值空间巨大的房地产尾盘,投资尾盘成为一种新的投资方式。研究目的在于评价房地产尾盘的投资价值,为投资者选择尾盘提供科学依据。在分析房地产尾盘的成因和影响因素的基础上,通过建立模糊综合评价模型对房地产尾盘的投资价值进行综合分析,并结合案例进行实证分析,评判投资尾盘的优劣,为投资者选择尾盘提供参考借鉴。

    Abstract:

    As the real estate industry in P. R. China developed rapidly in recent years and the housing price constantly rose, the Tail Part of Real Estate (TPRE) became a new investment option for shrewd investors due to its huge profit possibilities. We appraise the investment values of different TPREs and provide the investor with scientific decisionmaking support regarding the selection of TPREs. We introduce the TPRE concept and analyze the causes and factors influencing TPRE formation. We construct a mathematical fuzzy comprehensive evaluation model to analyze the investment options for TPREs. We provide an example showing how to analyze the TPRE investment choices using our method provided herein. It could be a good reference for the investors in choosing a TPRE for investment.
