摘要:

商品房屋交易市场中存在着许多不规范的现象，房地产开发商与商品房买受人和商品房按揭银行的矛盾也日益突出。文章对商品房屋交易市场中存在的一些较为普遍、典型的问题和出现的新情况进行了研究，提出了解决办法。这对保护商品房屋交易主体的合法权益，促进商品房屋交易市场健康、可持续发展，具有积极的现实和可操作意义。

In recent years, due to rapid development in real estate and the lagging behind of the law regulating the real estate development, many abnormal phenomena have arisen and the conflicts between real estate developers and purchasers are on the rise The essay provides some research on the common, typical and new problems emerging in real estate sector
