    • Developments of housing industry modernization in China

      Abstract:A brief description of the housing industry developments in China is given in the paper. Housing industry modernization will be greatly promoted by the implementation of science and technology projects and makes a great benefit for the national economy. By the implementation of housing industry modernization research project, it can be ensured to obtain breakthroughs in research on the key technologies,therefore, considerably increase the contribution rate of scientific and technological progress of housing industry,and refine engineering quality and economic,social and environmental benefit, and make the housing industry a real modern industry. To gain all the objectives of the project, great efforts still need to be made.

      Abstract:The provision of quality industrialized housing in Chongqing to meet demand is perceived by the Chongqing Construction Commission to be a key feature of the local construction industry's future development. The growing strategic importance of Chongqing as a developing municipality, at the junction of the Yangtze and Jialing rivers, will ensure continuing economic development in the region. To facilitate such development the local construction industry will need to react accordingly to provide new infrastructure, commercial development, and housing and recreation facilities. Clearly, this must be achieved in accordance with a robust Master Plan, which addresses all issues associated with the built environment and other environmental considerations relating to pollution, conservation and sustainability. Throughout the World it is becoming increasingly recognized that traditional forms of construction are not sustainable in the long term and that new concepts and methods of construction must be developed. Construction must more effectively utilize and re-cycle resources that would otherwise become depleted or exhausted. Further, all aspects of the in-use performance of buildings, especially housing, must be significantly improved. The situation in Chongqing is no exception to this perception and hence the purpose of this paper is to evaluate locally available resources and relevant resources elsewhere in China to assess the potential for adaptation for effective use in industrialized housing. A broad approach will be taken covering all forms of human and non-human resources, especially those resources which can be re-cycled rather than being consigned to waste. By-products from other industries will be considered, such as those from agriculture and manufacturing. A key aspect of this paper is the articulation of a framework to facilitate the realization and development of an industrialized housing system by the creation of an integrated supply chain capable of delivering the necessary design and performance features geared to affordability, conservation and sustainability. The paper will be concludes by presentation of recommendations regarding the introduction of a development strategy geared to an incremental timetable for implementation.

      Abstract:Manufactured Affordable Housing (MAH) is recommended to address the mismatch between demand and supply in the housing market in Chongqing, which is the fourth metropolis in China and has huge housing demand due to a gigantic population of 30.6 million. A model for massive housing production needs to be developed in order to determine the potential homebuyers' preferences. A questionnaire is designed as a tool to retrieve the factors, which affect the potential home buyers' behaviour, the necessary information about their perception for the housing market, their preferences for housing, and to describe the adoption of suitable housing under the main topic of "MAH in Chongqing". This paper aims to highlight the factors that affect the purchase of housing and the preference of the potential homebuyers in Chongqing. The overall research objectives are to use the concept of MAH to examine the feasibility and viability for its use in Chongqing, and to design a suitable type of MAH for use in Chongqing, by maximizing the use of indigenous resources from the region as one of the major considerations. At this stage, investigation has been carried out to identify the basic characteristics of the construction industry in Chongqing to set the scene for the housing research. This paper is mainly to identify the potential homebuyer's preference and their demand for home purchase in Chongqing.

      Abstract:The pre-engineered town house system incorporates advanced technology, features and standards. The town house system is based upon proven building components, which are proven for on-site construction and which maybe pre-engineered in a controlled environment and delivered to site pre-commissioned. The pre-engineered town house also has the following qualities: short building time,superior quality, low weight, economy of scale, less disruptive on site therefore more sensitive to the environment, safer construction and reduced labour/requirements. The town house is adaptable to a range of possible configurations for construction and considers simple and modular design to cope with incremental expansion. Whilst maintaining the highest international standards, it will also provide the potential of training for quality employment for local communities. The town house is an Intelligent/Smart Home that will possess a computerised building control/management system and it will partner with steel and the telecommunications industries and be up to date with the latest advancements. The town house will be of zero defect quality and therefore be ecologically and environmentally advanced.

So utilizing the industry solid wastes as regeneration resource is important for sustainable development of city. Based on application and research for years in utilizing industry wastes and widely investigation, the produce status of industry solid wastes in Chongqing such as fly ash, desulfuration gypsum, blastfurnace slag and chromium slag are introduced. At the same time,this paper introduces application and research on these wastes in field of building material in Chongqing. Analyze problems and countermeasures during utilizing industry solid wastes as regeneration resource in Chongqing. As a further the prospect of utilizing industry solid wastes as regeneration resource of building material is discussed.

      Abstract:The total requirement for affordable new housing in the world is extremely large, and in many countries presents major challenges to local building industries which-if they continue to use traditional building methods-will be unable to supply what is needed in terms of quantity, quality, performance or cost. In Europe, since the end of the Second World War, there have been numerous attempts to mass produce housing-mainly in order to build faster, overcome skills shortages and cut costs. The majority of those methods were based on the use of concrete and, for a variety of reasons, in the UK many of them performed badly [almost half the concrete tower blocks built in Britain the 1960s and 70s have already been demolished or are scheduled for demolition]. In the mid 1970's the Greater London Council [GLC]-already disenchanted by their experience of precast concrete building methods-experimented with volumetric/modular steel housing, and built a demonstration block of modular flats in the Borough of Hackney. The results were highly encouraging, but the programme was terminated when the GLC was closed down. However, that modular housing work attracted the attention of several large hotel chains that then used modular building techniques to construct several hundred budget price hotels in the UK. Today attitudes towards modular building methods have changed considerably, particularly among major developers. Most new hotels now incorporate pod bathrooms and large numbers of university students are being accommodated in new modular halls of residence. New material combinations and module production techniques have further increased the many advantages offered by modular construction, particularly in terms of higher acoustic performance and lower cost. The success of recent high profile modular housing projects in the UK and other EC countries bodes well for modular housing in Europe, and the PATH advanced housing technology initiative in the USA suggests modular is also poised to take off there in a big way. Modular housing could soon become a major international industry.
